First impressions are vital when selling your property. Everyone wants their property to sell quickly and for a good price. Careful planning and preparation will send potential buyers running for their cheque books. Here are a few hints and tips on how to maximize the potential of your house and make it desirable to potential buyers.

You do not need to spend a fortune. Keep gardens tidy, trimming plants and lawns.

If you have any garden furniture, have it set up and well presented to help potential buyers envisage spending time in the garden enjoying the wonderful Spanish climate. Make sure that the entrance of the property is inviting, maybe by giving the door a lick of paint and buying a welcome mat. Inside the property make sure that the entrance and passageways have been de-cluttered. It is important that it is easy to move around and the buyer is not hindered in any way.

Try to avoid lots of overwhelming colours in your property.  Neutral colours will provide a blank canvas and help them to picture themselves living in your property adding their own personal touches. Lots of decoration and colour can distract the potential buyer as we all have different tastes.

Rearrange the furniture in the property to gain maximum space. If a room is full of clutter it we be hard for the viewer to see how big the room really is.

The less furniture and possessions in a room the easier it will be for the buyer to visualize the potential of the rooms.

Always open the curtains to maximize the light into the room.

If you have pets, try to keep them outside for the viewings. Maybe a good friend could babysit for your pet for a short time. You may not be able to smell you pet but a potential buyer will.

Make sure that your property is at its best by giving it a good spring clean. A sparkling house with gleaming windows and floors will always sell for a higher price.

Presentation is everything when selling a property. Invite friends over who will be honest and maybe point things out that you have missed.

Sometimes it is the simple things that stand out the most. If you have flowers in the house, always make sure that they are fresh for the viewings.

Make sure the soft furnishings are neatly presented. Empty all the bins and most defiantly do not have any washing up lying around.
